On April 26, 2024, Broccolini Investment Inc. (“Broccolini”) completed the sale of a 55-acre site located at Highway 400 and Innisfil Beach Road, Innisfil, Ontario, to DSV Solutions Inc. (“DSV”).
The transaction required severance consent under the Planning Act (Ontario), negotiation of an offer to connect with InnPower, and assistance with meeting site plan approval conditions, including road widening, stormwater management pond conveyances, and a development and cost-sharing agreement with a neighbouring landowner. Broccolini, acting as the builder, will construct a 1.3-million-square-foot warehouse on the site, which will be DSV’s largest distribution centre in Ontario.
Fasken advised Broccolini on the sale transaction and a subsequent vacant land financing of the land adjacent to the site from The Toronto-Dominion Bank with a team comprised of Allyson Roy, Neil Smiley and Joanne Meadowcroft (Paralegal/Law Clerk).
